What does the postcode lookup actually do?

When you type the property's postcode, we check the public record live: Land Registry, the EPC register, Environment Agency data and Ordnance Survey. Anything it knows (tenure, year built, last sale price, flood risk) gets filled in for you, so the form is shorter and the quotes price the actual property.

Are the firms properly regulated?
